Hello my name is Ben and I am a college student trying to find a way to maybe have “cheap” living.

CA  NM AZ FL there are millions of these parcelswhat happens is someone buys them.. then realizes there is zero market for them  lets them go to tax sales  A land Geek student buys them for couple hundred bucks and trys to sell them to the next buy for 1000 to 2k usually on terms and some really hammer the Chinese buyers on these especially high desert CA.. 

I got into wholesaling as a side hustle to help pay off student loans faster (which has been a success!)

Several of my friends bought larger homes like 4/2’s and rented out the spare bedrooms to graduate students or working professionals and made really good money.

When I think about ways I could approach this I will most likely be using the 3.5% FHA Loan to buy my property, being a college student.

Now, since the house is super near one of the biggest colleges of PR we would like it to be for students (private rooms and kitchen/living/study to be shared).  

I have started collecting extra deposit as needed for big hairy dogs or younger college students that don't like to clean, as the cleaning charges are more expensive in houses that had pets.

I have a 700 credit score, very little debt besides student loans, and 40k to start my portfolio with. 

Apparently, though my student loans ($382K) are current and on income based repayment; the lender has to use 1% of the fully amortized amount to calculate DTI.So much for ever buying another house again in this lifetime.After having a lot of doors slammed in my face, a local lender proposed the following scenario:Use $125K from the sale as a DP on a $175K house and finance $50K.Is this possible?
