PR  tracks foreclosures MLS does not.PR has google earth and other neat functionality that MLS does not.I think any one in the bizz really needs both.I just snagged a strict foreclosure in lake Oswego OR because of PR.. it was not on MLS paid 230k for it.. refied 60 days later with a fresh bank appraisal at 600k... very tough and complicated path to closing but we got it done 2 days before they would lose it.Highly recommend PR  the price is a non event its less than a few cups of coffee a month..not even something to be close to relevant in deciding if you want it.

On top of that, it's a great, functional layout with a number of professional looking reports that can presented to hard money lenders, banks, sellers, etc.On another note, it's awfully not nice not to cut lawns anymore.

A Canon 5D MkIII (full frame DSLR) with a Canon 16-35mm LII lens - very wide angle.Any very wide angle setup will do, but combine that with a decent HDR in-camera function or HDR in post processing.I can shoot most houses in under 45 minutes. 

Some come pre-installed your phone while others, you or your family may have downloaded to your phone in order to add functionality.

There are a large number of older and even historic properties out there, and I imagine only a small number of them have been renovated up to current standards, So whether you’re renting it out or flipping it, if they look and function beautifully I think they’ll be in demand.
