@Andrew StreetThe bigger question is what happens if gas hits $7+, high inflation persists (food, energy), and unemployment increases (aka all of this = stagflation).People will most certainly cut back on vacations and if that happens and some STRs will go belly up.

If someone were to buy a few acres near the hill ($150-200,000 estimate for 5-7 acres mixed use) and invest in smaller homes and/or tiny homes, you would have long term renters lined up.Also for business ideas, desperate need for a commercial laundry facility that would cater to short term rentals (pickup /delivery for laundering linens...)
