I've also thought about putting an airbnb or something creative on it to produce some income.

I have many years experience in creatively making deals work.

We do some deep dive analysis videos there - we cover the up and the downside of our investment practice.

After watching several BP Youtube videos and BP Webinars, I have, to date, analyzed (using the BP calculator) about 25 properties. 

After that, I read and watched videos on Out-Of-State investing.

When a market is hot, you need to get creative.

I understand every situation can be different and require different or creative financing approaches.

I'm not a pro, but I'm learning to be one, reading many books, following videos on youtube, and also joining some conversation on the bigger pocket forum. i think that a resume of the experience of some of you could be helpful not only for me if not for a lot of new entreprenours on real state.
