Working on my first investment deal wish me luck!
Investment Info:
Single-family residence buy & hold investment.
Purchase price: $875,000
Working on a purchase with seller carry of 20% of the purchase price with interest only payments. Working on the other 80% from OPM. The property is being leased by a Senior Living group home company. The property is already licensed and approved by the state and local agencies.
What made you interested in investing in this type of deal?
its the future of Senior Living Facilities for smaller operators. SoCal is a perfect place for this type of project
How did you find this deal and how did you negotiate it?
One of my long time friends who owns several of these types of units reached out to me about this one.
How did you finance this deal?
Still working on the 80% first. Seller is going to carry 20% with interest only payments
How did you add value to the deal?
I have many years experience in creatively making deals work. Now its time to build my own personal portfolio
