This sounds like a good plan - sticking to the duplex or SFH for students is good too since most DSCR Lenders generally stay away from "student housing" but if you are looking to purchase a rental property that can easily be utilized to rent to any tenant (adult, family etc) including students, you should be OK

Hello, I'm looking to buy my first multi family  property  by the end of the year!

We love commercial transactions as the funds are usually safer than with single family investors.

I have a single-family home that is my primary residence.

If I do move, I'm considering a house hack on a multi-family, ideally a 4-plex.Honestly, I'm familiar with downtown Houston, Spring, The Woodlands, etc. but nothing past the Galleria on the West side. 

I have a hard money loan through a family member and that is included in that 700k. 

Investment Info:Small multi-family (2-4 units) other investment in San Francisco.

Investment Info:Single-family residence buy & hold investment.

You have code enforcement issue in one of those cities and they do not know you, your life is not going to be easy meanwhile the person who has been there for 10 years and knows the inspectors families name will have a very different outcome than yours.
