@Bob Okenwa mentioned this earlier, and you have to decide if you are analyzing property for a flip, buy-and-hold, wholesale, etc. 

Here is how it actually works.Buyer Bob wants to buy a home for say $100k.

The cash flow happens when your Uncle Bob sends you a check for $5k or you have taken the extra rental income and paid down the mortgage over time.
