I've had it rezoned to O-1.Zoning says they want to see a Medical Office Bldghere, but my parcel is only 1.3 acres.Medical needs parking of 4 spaces/ 1000 SqFt It's too expensive to do underground parking OR a parking deck.I'd like to do a 2 story 18,000 Sq Ft bldgand that's 72 surface parking spaces.I'm thinking of opening up to the adjoining MF parcel to share their parking ( if zoning will allow aMF&O-1 zoning codes to share parking).I'm thinking of offering a brick wall to the 4 residential houses( that border my parcel on the right side) in exchange for them deeding over15' at the far end of their backyards(aka creating setbacks)ANY other ideas?????

One with zoning code violation which I understand (Tenant storing items in the backyard, electric meter damaged) but second letter effecting items inside home ( 220 amp receptacle lacking the cover in basement, damage door in the basement evidence of water damage of the ceiling of the basement, loose stairs treads, multiple bedroom door damage blinds , toilet loose and a lot more.

Goals for this deal:- secure precisely 3 units within 1 mile of Rillito Bike Path @ Dodge Blvd: easy to access all major Tucson road cycling routes- property layout functional for STR: adequate parking, separate backyard spaces, etc- walking distance to Brandi Fenton Dog Park & Tucson Hop Shop (best bar in Tucson)- pay house cleaner & landscaper to periodically clean primary residence out of AirBnB income (still working towards that!)

I just acquired the property in December, fixed it, and leased it in JuneThere have been a lot of items that they complain about like:AC not cold enough upstairs (this was repaired)Sprinkler busted (I believe this is a tenant expense but I fixed anyways)Water Heater not hot enough (I added a re-circulation pump, and didnt mind doing this)Saw too many bugs (It overlooks a creek and has a nice backyard view, but with that creek comes bugs so I pay for monthly pest sprays)Mice infestation (I paid for a comprehensive $6k package to take care of this)House cleaning (she didnt like the cleaning that the pest control did so I hired full house cleaning for her)Second house cleaning (for the end of the pest process, I have the maid giving me an update on if they're clean tenants or not)Mold Inspection (she claims there's mold so I did a mold check and it was 100% clean)Toilet Leaking (I paid for a plumber but isn't this a tenant expense?)
