What's a "reasonable" amount of trash will vary by family size and lifestyle.it may be reasonable to expect that furniture, appliances, and tires are not thrown in the dumpster.

We still want the property and it seems to be the fault of a broken appliance not the inspector (as it should have been obvious while we were there for 3 hours).

You would also need to budget for roof 25 years, hvac 20 years, appliances and hot water heater 12 years, painting 3 years, etc.

.)- Repaint the entire interior with white paint(along with some drywall repairs)- Remove and Replace appliances (Refrigerator, microwave, oven & dishwasher)- Replacing garage door opener, cleaning leaks, Fixing door trim & side vinyl etc.I am looking for good contractors for this project.
