I talked with the owner, and he says his bank will probably do the loan, seeing as it is a very small, local credit union who analyzes the rental itself and doesn't focus solely on your personal debt ratios.

I myself, spent the last 3 years waiting for my Army Reserves contract to end and working full time as a Corrections Officer at a high security prison for the state of MA (very stable union job), I felt that I had learned just about all there is to learn in that environment and there really was no more room for personal development.

Like I stated in my original post.I did my first loan on an owned property thru a local credit union, any big bank branches I have approached don’t work in the neighborhood I invest in.My closing costs there were $3200!
