There is so much talk of developing relationships with property managers, inspectors, lenders.. but if you start with a team that can introduce to people they've worked with for years, it takes all of that work out of it!

Not sure I know what the right answer is...things seem to work out in lien states, deed states and hybrid too.

We had to sell 17 different people on why this was a good idea for them and then we had to complete 17 separate affidavits and get them notarized and then work out the closing logistics because the heirs were all over the country.

This could work out great for you, just don't skimp on the due diligence.Conversely, the tenant may qualify for an FHA loan.

I had a property last year that took 2 months to get a tenant (the tenants didn’t work out) so same house back on the market in the summer.

@Ian HaasTry a few credit unions and see if your proof of funds will work out for you.I also can get you in contact with a well-known contractor who has some of the best prices I've run into.
