I agree with @Will Fraser  If they want an appraisal just call a lender and ask who they use or put it out on local Facebook.   

For off-market deals, at the meetups, on here, and in Facebook groups (search Southeast Louisiana Real Estate Investors) you can find a ton of wholesalers posting their deals.

Even facebook might have some good local groups for you.

Given the amount of room sublets I see on Facebook Marketplace etc. in those areas, being able to rent to your resident colleagues would be fantastic to help you get cash in the door as soon as possible.

I'll probably fill it via facebook marketplace or craigslist.

You should network heavily with your local real estate groups, Facebook groups, and wherever else your target partner might be.
