LOL.This is something I would recommend every REI do before they buy into a market for a rental(s):1 - Find out the day the court is doing evictions (usually it's an all day thing...and the same day(s) every week/month.2 - Clear your schedule for the day3 - Go to the court, bright and early that day4 - Bring a pad of paper and pen (remember how those worked...they still do), because most courts won't let you bring your tablet, laptop, phone...into court.5 - Sit in the middle of the room6 - Watch and listen7 - Take notes (see #4)8 - Learn.

Contractor costs are so dependent on market that I hesitate to even through out a number, but my last flip of a fire-damaged house which was a "full gut" --including full rewire and plumbing-- was $88 per s/f.

I'm possibly being too conservative with the number(s) that I'm putting into the variable landlord expenses, but I feel as though I am being fair and cautious (I'm following Brandon's advice and setting aside about $200/month for CapEx), have a Vacancy Rate at around 5-7%, Repairs and Maintenance at 10%, and Management Fees at 10%.

We are looking at a 30-unit built in the 1960's, and the current building is set up with two oil boilers, one for the hot water, and one for radiator heat.
