It looks like the one years worth of depreciation and mortgage interest are enough to offset the rental income so will I be stuck with the carry forward and not able to use it if the DST goes full cycle? 

We have a dire housing shortage in Milwaukee, so the market is competitive and everything worth buying sells quick and usually with multiple offers.

If this brings the whole building out of rent stabilization, then you can charge 2000 a unit instead of 1200. still worth it even with 1 less unit.
