These new regs have severely impacted the design constraints for pop-ups and pop-backs, especially within RF zones that now essentially guarantee that any significant additions will have to go through BZA which is a time consuming and potentially expensive process.

For instance in my cit I dont cover the east side and I dont do much commercial so a consumer would be best to find an agent who knows the east and or commercial.

If you have income and can pull it off, you will also learn about buy and hold rentals (btw, a more simple long term tenant or even month to month may be less time consuming than the short term AirBnB strategy).Now to those dreaded golden handcuffs (the secure, well paying job with great benefits that can lock you in and make it hard to let go)...... who knows.

I would echo the advice to buy a quality used car in the 5-10k range and invest the rest of the money.As a side note, anytime you see lower than 5% interest on consumer products like cars, jewelry, solar panels, whatever... it is always done by the retailer increasing the price and using that money to buy down the interest rate.
