If you live in a coastal city then I recommend you continue to save up for an FHA loan on a 2-4 unit property and house hack.If you live in the Mid West then I would start looking at cheap properties where you can do some rehab work yourself.

After the S&L crisis you had guys buying stuff like retail properties next to NYU in the West Village of Manhattan (some of the priciest real estate on EARTH) at 10%+ cap rates despite buildings having a 30% vacancy rate. 

I find that west side of Cleveland and Parma make for much better options for cashflow. 

I am an private money lender in East PA (Allentown, Reading, Harrisburg, Lancaster, West Chester, Schuylkill Valley, Lebanon .....) and the way we do is much simpler.

My research has currently been mostly in NW and West Atlanta, but I'm open to hearing and learning about others.My goal of utilizing BP is to build a network and find like-minded individuals who I can share ideas with, and also to learn more about how to be successful in this industry.

In Massachusetts (north west of Boston), March, April were 100%, In may, Everybody paid, but a couple paid most of the rent and were short by a couple of hundreds, should pay in the next few days.

Seems like the East Valley is gaining more traction every time I talk with somebody new when compared to the West Valley.

@Benjamin A Ersing I'm mostly in the northern part of the state, Cranston and north though I regularly look at things around West Warwick and Coventry.I can recommend folks for specific trades but I don't have any general contractors I can recommend as the few I know are either too busy in general or are focusing on their own projects right now.It's also been harder to get some folks out to do work these days because of the unemployment stimulus payments.
