That will show in black and white what is due.  

I verified them at the county web site before posting.    

@Nat Chan If you are dealing with upscale homes, then the {black, grey, green, steel) chain-link fence is probably not want you want.A colourbond fence may be a cost effective fit, particularly if you use wooden posts and/or trimmed it with a wooden top rail  (cedar or treated hemlock are our usual choices).  

Example, if they say I verbally gave them permission to paint the walls black and purple, when I didn't.

Web based applications are what's being used by Gmail, yahoo etc.

That might work for one property but if you want to develop a good rep as a buyer long term it will give you a black mark and will hurt the potential of future property purchases.If brokers have a great experience with their buyers they will come back to them again and again.
