Sometimes it may just be removing meters, knocking down a wall, placing a door, removing the range, etc. 

But neither can be accurate if they don't take into account the floor plan, condition of the mechanicals (electric, plumbing, HVAC) and structure (roof, gutters/drainage system, foundation, doors, windows, walls, woodwork, special features) and furnishings (cabinetry, floor coverings, window coverings, appliances, lighting fixtures, plumbing fixtures) and land (zoning, location, yard size, landscaping, fencing, nearby attractions/distractions).

At this meeting I I have learned about virtually every aspect of fix and flipping, hard money, creating a corporate entity, and just hanging out with good like minded people. 

If your just looking for a place to hang your license, there are brokers that will give you a flat rate.

Charleston you will see one of my projects there 5 new builds.. but on the same streets are some really nice older homes that would make great rentals.. you can look for one's that are run down or tired  knock on a few doors you might scare something up that way as well.. then if you continue down Oak to the east past crappy MHP you will see three more homes those were ours as well. the very next street hang a left.. there are older homes there that would make nice rentals.. you have a great opp in N> Charleston with Boing going gang busters its a hot place to be investing.. and TOTALLY under the radar so you don't have the intense competition you have in other markets from turn key companies.

However if the house has a few decades of age and the floors are fairly flat and level and the walls fairly plumb (not perfect, just not way out), and there are no horizontal cracks visible in the walls or concrete, then you don't likely have a foundation problem.

His plan is to write info on an index card and try to hang it at the 3 dental schools in Texas (San Antonio, Dallas, and Houston).

Calculate under $500 then hang your license with a broker that gives 100% commission no desk fee, etc.

I recently completed the broker associate licensing exam and I'm looking for an investor friendly employing broker in the Denver metro area to hang my license.

This will be a big job because the bed bugs can really go anywhere in the units, the carpet, between the baseboard and the wall, and anything else that has a place for them to fester.
