I enjoy simple things in life and do think beauty is in the simplicity. 

The bank was notified of the trust and trusteeship, and later the seller assigned the beneficiary interest to an entity of my choice.Years later, they both passed, and it was a simple matter for me to sell the property as the Trustee. 

In addition, average costs for things like backed-up drains, toilets, and misc simple repairs are 3-4 times what we pay for properties here in the LA area.

Are there some general guidelines or maybe a simple agreement that is used to spell out who gets paid what for doing what in acquiring an selling the first property? 

I'm looking for some advise - I'll try to keep it simple and spare you the details.  

A simple V-Lookup in Excel is pretty straight forward.

If not, the simple solution is move one of walls on the slanted sides.

Another simple deed change vehicle that will not trigger a due on sale, tax consequence or insurance problems (check w your carrier):  put the title into a trust. 

It's by no means a bullet proof analysis.Numbers for the ADU are very rough, based off of simple google search and wouldn't likely be a stand alone structure.
