@Bennie Johnson Depending on the county/municipality, some portion of the overbid may be required at conclusion of the auction (i.e. high bid premium), other counties do not require the overage until foreclosure is concluded. 

@Ali Boone i live in chandler currently, with roommates they will cover a large portion of the mortgage and I will cover the rest, i was told once I have 20% equity in the property I can refinance to have the PMI removed so that was the plan. 

I am pursuing a HELOC of $65,000 on my owner-occupied duplex and was wondering how this will affect my DTI ratio when applying for future mortgages.For normal consumer credit cards, the lender adds up the minimum payments and adds it to the debt portion of the DTI ratio.

That's fine as long as the rent covers a good portion of your mortgage and taxes and what remains is less than you are currently paying for rent...you are still coming out ahead..

It doesn't make too much sense to sell a portion of the property if you're going to contribute it to an LLC (theoretically taxed as a partnership).Generally no gain or loss is recognized on transfer of assets to a partnership. 

@Natasha Dillon The portion of 32310 within the City limits are bad, nothing I would ever consider. 

I am an expert in Berkeley rental regulations (with extensive knowledge of Oakland) and i still tripped across portions of the regulation I had no idea about.

I've since been medicated and what they say is true: ADHD medication is one of the very few that IS a magic bullet for a significant portion of those diagnosed.

Personally I think they’ve lost their luster and attractiveness as I don’t think younger buyers care much for the club portion.
