I already have an LLC for my SFRs and Plexes and would like to use that business for residential commercial multi family.My question: Is there any possibility of moving the gains (about $250k) from the SFR into the commercial building purchase via a 1031?

Brand new double garage door/ opener, kitchen cabinets/ countertops, 2 vanities and toilets, vinyl planking, carpet, baseboard, trim/molding, interior doors, paint, stain, new Sheetrock tape/texture hallway, light fixtures, outlets, door hardware, repair 15 holes in walls, redid all copper plumbing from meter to fixtures in pex, electrical issues, blinds, stainless steel appliances, window screens, replaced cracked window, that total also includes $350 paint sprayer and misc tools I didn't have, plus hauling the entire gut job via trailers to the dump... 20k isn't outrageous..

Also, depending on the law in Utah, it could provide you with some privacy as your name does not appear on the tax rolls via public records.Just some thoughts.

At this point, (unless I was misled) the owner still owns the property and it wouldn't change hands until either the tenant/buyer bought at the end of the land contract or until he sold via sub2.

I then created small side businesses to increase my network and expertise, via starting an appraisal company and getting Hard Money lenders to use our company to represent them.There is now options to get into even a 20 unit apartment complex with no money, I know because I am working with a few people doing it now.
