It also sounds like the powers that be are leaning towards removing 81 from downtown which in my opinion is the right choice and will unlock a lot of downtown's potential. 

In general, the big steps are:Run the comparable properties near you to see what the market rents areSpend a little money on some good photos from a company like Virtuance or another real estate photography group.

The system has a limit on the file size/resolution of listing photos.

I have made each of my rental properties a photo card so I can quickly and easily remember what card goes to what property. 

.* For a great presentation, create a PDF with property details, photos, comps used to support your ARV, description of what needs to be done on rehab/repairs, numbers breakdown showing how you arrived at the profit number for the investor, etc.

If the tenant sends a photo the first of each quarter of a new air filter installed, we wave the fee to send someone out to install it. 90 days seems to be the max amount of time that a filter can last, but at least this way we don't have to deal with it every month.

-At End of Lease, we send Tenant Move Out Checklist which they may or may not complete-I go walk the property, trying to comprehend the vague move in checklist, take photos and notes of the current state of everything-I get quotes for repairs, get cleaning done, then write a move out report explaining if/how much of their deposit we are deducting and send it to them-They ultimately call or email and complain that I am treating them unfairly despite photo evidence of messes/damages they left and quotes explaining clearly showing the reparation costs.Over all this process takes a hand full of hours and I feel like their must be a more efficient way!

Not in that region specifically, but having sold homes on a large scale for a corporate seller, pro photos usually don't make a difference unless the DIY ones are garbage, also unless this is a flip staging is probably also not necessary.

If you take a lot of photos for listings (or any reason really), this can be a game changer!

While this is true, just keep in mind that Evolve owns "your" listing, the information on the listing, the photos on the listing and the REVIEWS on the listing.
