There is no "right" answer to this question that will cover all circumstances.  

Thought I should be able to do better than this but I've talked to at least 20 mortgage brokers now.My circumstances don't fit normal criteria as I haven't had a real job since I quit teaching two years ago but my credit is still good (750+).

Is family or someone paying above market for the house or a special circumstance. 

I never intended to prospect for listings or parade around buyers from house to house but will when the circumstances are right.

Many good agents do not work with people who work with multiple agents (excluding special circumstances).  

IT BECOMES A SNOWBALL ...unless of course there were extenuating circumstances... a death, illness, etc.

Pomp and circumstance is key....

@Kelly Niddrie I am sorry to hear about your child and son.I understand you want to make a lot of money quickly investing in real estate, and I cannot blame your need given your unfortunate circumstance.

No need for a lawyer unless there are some kind of unusual circumstances.
