Hey David, The rent analysis will vary slightly depending on the PM as it's more of an art than a science, but they should have MLS access to pull the most recent comps to get a solid value for your rental.

The rest of the work was likely done in-house or with friendly contractors that would do the work without a permit.why would I grant them access to my home when they only person they will hold responsible for anything that was not done correctly is me?

I use rentredi, for the most part it’s great, affordable easy to use, and it’s integrated with latchel which is pretty cool. but a couple of my issues with it are, there’s no way for a tenant to access and pay on a desktop, only smartphone app.
