What will ultimately follow will be the eviction, legal, set out and future make ready expenses that will occur with whomever you do move in the property.

Who has the ultimate right to sell the property?

You might not feel like you get good value this year, but you ultimately will.

Ultimately, if you guys can't agree to anything, and your tenant doesn't cure the current violations, then you are left with two options - 1) Do nothing and let the situation remain as is (not recommended), or 2) Start the eviction process.

I love the concept and have gotten pretty good at pitching it, sharing all the great benefits to the seller, etc. and many people seem "intrigued" but then like I said, it just ultimately goes nowhere.
