Jason if they have a call center and all these reps.. there is no way a Hard money lender will have that kind of support staff to feed just based on fees  so there has to be SIGNIFICANT income coming in on the 3k selling the system.. which again is fine.

We felt this is a large enough cost center in our rehabs that the simple cost/benefit (make vs buy) is starting to tip to the make side, and we'll be able to have the option of the high value add cool crown molding if we can execute.In this case, I don't imagine that Menards is going to be too jilted that we're not buying their trim anymore - as we still might be buying their lumber, and that's only maybe been 2% of our overall spend from them.
