I’ve been self managing for 5 years and love it 99% of the time.

It's tedious hard work and is taking a huge amount of time to remove duplicates, track responses, remove people from lists etc.

They had no lease in place, but have been paying on time. 

Every time they have a lease violation, I would document it and have them resolve the issue. 

It will give you time to exterminate and find a better tenant. 

I only have 8 doors, but these features do affect my time spent managing.
