Just wanted to add that the thoughtful responses from the “usual suspects” Joe, Jay, Jim etc are what keeps me coming back to BP every day.

I suspect that with 2 or 3 more properties you're going to hit that point yourself.

We suspect that they have not maintained the renter’s insurance for entire or part of the lease.

These people work for him, and I suspect they lied or he didn't quite realize what they were and it was a mistake, probably. 

My most basic thoughts:- If you suspect foundation problems, have an engineer look at it prior to purchase and make recommendations- Take those recommendations to several foundation companies and get bids for the work- Account for the cost in your offer/purchase price- Do the repairs upon purchase so you don't have to worry about additional movement and more costly repairs later

I would not necessarily find it suspect depending on the market.

My guess is that the high rises might demand higher, or different, rent due to their proximity to other things like coffee shops, restaurants, mass transit, etc.I'm not super familiar with your market, but would suspect your rent, if renovated, should be somewhere (maybe halfway?)

@Sarah Doogle the generalized obstinate assumptions you continue to make should have told me the lesson I suspected from your first reply.... don’t feed the troll.

If they want to use a check, they can go to their check-cashing service or to the bank and get cash - so that you get cash.And please repeat, until you catch on: I will not accept checks from anybody with credit that is suspect.
