The bigger cabins are much rougher as groups - sports teams, schools, church groups, multi-family groups, etc. - tend to damage things.

It's been my dream to have a house within 60 seconds walk to a beach where I can surf, where I can step out on my front porch and both see and hear the ocean.After 3 trips to Costa Rica over 3 years, I've finally found a lot, about 12,000 square feet from a surfing beach in a small village of about 300 to 500 people. 

With everyone still living virtual lives (work and school), we've seen a massive influx in demand for STRs in the area. 

I am unsure on what school I should pick based on where I am located.

I would also look into Rancho Bernardo due to the amount of families who want to be in that school district but cannot afford to purchase. 

I guess I'm old-school. 

I'm almost at the point of replacing all of my W2 income with my rental income from house hacking a little more creatively (using rent by room to increase the returns).Since you are a recent college grad and going to grad school, I imagine that you are used to living with roommates, so the strategy that has worked for me and other house hackers in Denver is buying a large single family in Denver metro (basically anywhere within 20 min of downtown Denver between 400-500k), and living in the smallest room and then renting out the other rooms.
