Look for a drip pan under it (like a cookie sheet ) If the pan is full empty it, if it's missing pick up a cookie sheet from the dollar store to use as a drip pan.

In the past on big roof jobs I've usually gotten a handful of quotes (commercial flat roofs), and the more the merrier since they are free estimates.I have also asked for pictures and/or videos for major items, especially basement leaks, roof leaks, misc. damage, etc.

P&L statement and determine which line items are likely to stay similar (utilities) and which ones may change because you would run this property differently (e.g.: payroll, taxes, insurance, maintenance).For rents, you need to determine if there is a difference between current rents and market rents.
