Jermaine here Can't speak for any other states but I represented our LLC in an eviction last August in VA, if it a"cut and dry" eviction I always represent our company.PS you can also have your PM take care of your eviction in VA.

Storing appliances is akin to storing a vehicle - - they have to be 'preped'.Any operating with water (washers, refrig) need to be dried out and wiped down with vinegar.

Most of this stems from the fact that you went 100% LTV on the seller note so the ying to the yang of putting no money down is that you get little cash flow in the first few years.

At this point, I get tired of reminding, I'm also going away for 2 months so I won't know if she follows this rule either.I have been considerate as to not make loud noise while she was working, such as washing/drying clothes in the evening (living room is connected to kitchen and laundry room without doors) or vacuuming when she's not working.

@David Krulac and to follow up your train of thought why for someone to be successful at it they need to have more than passing knowledge and or be taught from a weekend course.However this thread is about CA. and its pretty cut and dry in this state.Washington is just like CA... but Oregon is far different they do not like to sell tax deliquent properties and will go to far ends to keep that from happening..
