While experience is one aspect, the bank approval process is another aspect that can't be changed and can take from 30days- 9 months depending on the systems the bank has in place and doesn't guarantee you get squat after those 9 months.

So, either (a) you employ airheaded buffoons who don't know how to write a property listing with the correct contact information, or (b) your customer service is in the toilet, and are banking on the idea that desperate, unwitting OOS landlords will jump through hoops to land a "deal," because there's no way a local investor would take you seriously for purchasing a property.
