My questions around that are: As a self-employed individual would that have to be my only source of income today I hold a full time job as well trying to establish a footprint in the REI community.

And lastly how do we go about finding another source of money to raise our budget ?

@Mark Creason, @Robert Hetsler and @Drew Reynolds come to mind immediately.In addition to those sources you may want to look at something a step below the fractional ownership product - the turn key providers provide you a way to fully own property that is 1031 compliant but be completely passive in managment and development.

Seek your own financing, owner financing, or look at how you can use conventional sources in the near future (and I would not make any offers without some financing sources, creative or standard). 

Lastly, one of the greatest sources of information are the neighbors.
