Thanks J-It seems quite random which issues pop up at what time on which property...I have some properties with glaring issues, that are not called out by appraiser, and some with miniscule issues that are forced to be dealt with.I guess if this game was easy, everyone would be doing it again.Have prosperous day,Rob

With only about 7 miles width and depth, coupled with tight city coding, the city does not have enough units to satisfy demand to live here.In addition, the social media bubble on top of explosive growth from companies such as Apple and Google has created a situation where many newly wealthy holders of stock options in said concerns are able to bid up the price of properties beyond long term value.

This means you are not trying to turn the property.Some information on the tax treatment of Flipping:Flipping is treated as a business and is subject to income tax as ordinary gain and some or all of it may be subject to Social Security and Medicare.That said:A 1031 is a great way to defer the taxes on an investment property.Just make sure you do your due diligence to be sure you know what you're getting yourself into.

You'll notice that your 240V breakers are double-width tandem breakers, because one of the 120V feeds is on one side of the breaker, and the other 120V feed is on the other side; that's not random, it works for a reason.
