I would suggest1. creating a plan on what you are looking for, what returns you need and the level of risk you are comfortable with. 2. find a market you are comfortable with that matches up with your plans. 3. finding a provider that you trust. with good PM. 4. then finding the properties is the easy part:) good luck!

Typically that's the last rent you're likely to see from them.If, after speaking with them your gut feeling is that this person would not be a good match as a renter you can either tell them sorry they don't meet the criteria for the rental unit based on income or eviction history (NOT on issues such as family size or anything that would violate Fair Housing laws) or you can suggest that they drive by the rental unit to get an idea of the size of the place and the neighborhood.

The other option is to find a standard purchase and sale agreement online and pay an attorney to edit it to match your needs and any state laws.
