Hey @Jordan McDonald- smart to always keep it conservative, but 12% might be too low... especially when you consider that Houston may have housing shortages right now because of the hurricane.

As long as you are making a smart investment that has limited downside risk I say take the leap and manage it for prime equity performance.

Back then, it wasn't called a house hack, it was just a poor person's way of investing, which was SMART! 

Take a look at what today is the majority of wealth builders in our society...technology.

You'd think in this day and age that filling out the forms online and using all this technology at our disposal would actually speed up the process, not the opposite!

Well I made it over there by day 7 load up their website and the service within the duplex was so bad I couldn't even navigate to the next page (problem one with a self-inspection, you can't control the technology someone has).Now a few weeks later we have been threaten with another cancellation and I have about 3 days to get this completed.

While I trust myself I would prefer an outside smart person to weigh in.
