I asked my agent why the Sellers would downplay the property as only 1,895 sq ft and she said it looks like the current owners bought the house with the sunroom install, but could’ve later added the heating/cooling systems BUT, didn’t go to the county to get it permitted/assessed to be added as true sq footage. 

I understand I dont necceasily need a LLC to get a rental property however since I am a business owner I know there are some benifits like not having it under my personal name and protecting myslef in case of an accident in the rental property, however im not sure if this whole rental idea should be on a whole new LLC as well and not on my small business LLC.

@Andrew Stouse Started out close to 30 years ago at age 21 with some shady business partners on two owner financed apartment buildings.

Spend more on insurance, less on LLCs.In this case the LLC structure was a good suggestion with four owners in the enterprise.
