I tried taking a free Landlord class in the area just to get my feet wet but it fell through so I decided to take action myself and bought several books of Amazon.

In additional, NRIA have several projects to be delivered to me this year and they are nicely on track.

Our largest meeting is the first Saturday of the month and then we have several smaller meetings throughout the month where you can really ask questions and get to know some of the top, most active investors in the area in a friendly setting. 

On your homeowner financing loan alternatives is to show them the math on paper that shows them the extra profit and the possible tax liability spread out for several periods instead of showing they will and have to report it all in the next year end tax preparation and the savings that they might get. 

I debated for several months whether or not to put this story up on BP... but I feel I would be doing a disservice to the BP community if I wouldn't, especially to all the wholesalers in the Oklahoma area.

Bit with that could also come a severe down turn a few years down the road

All of these companies (and several others like The Michaels Organization, NFI, American Water, Lockheed) already existed in the south jersey area...so there isn't any new job growth causing for Oaklyn/Bellmawr to grow any more than they already were.

Back when I was doing multifamily brokerage we occasionally came across some great deals on LoopNet that were posted by brokers who severely under-priced them.

Have used them/ tony on several projects including my house. 

@Nicholas Lohr, we (two partners and I) have 26 doors that are held in several different entities because some we own in our SDIRAs, some traditionally etc.....
