Attorney and trustees are exempt as long as they earn their fee "in the normal course of their business" for that client (ie. settling an estate).

We spent over a year and a half learning the area and settled for the four corners area to buy a single family villa.

I finally settled for 90K @ 4.25% 5/15yr Amortization at end of March.

I recommend Appfolio, we have been with them for 6 year now, we started out on property wear and the building and ended settling for Appfolio we were the 1st in our market and now there is almost 90% of PM's use Appfolio in our market now.

A few years ago it was much, much more active but now it's settled down a bit.

@Ryan Rowe ,  I'd challenge you to consider letting that $10k student loan "ride", and pay it off on the prescribed timeline.Using @Michael Hastings 's 4 points, (and a nod to @Scott Trench 's similar buckets), someone sold on REI is investing in RE in "step3", rather than mutual funds/etc because we think buy/hold real estate can return 10% or 20% on our precious capital, and why settle for less in the conventional investments?

The rate at which you make back your initial investment, to me, is one of the most important factors in settling on a specific property.

I reached out, went back and forth for a bit, then finally settled at $80,500.

I find that some new tenants are demanding, but then it settles down in a few months.

They may even let you roll all the payments to the back to be settled at the time of sale or refi.
