For painting the vinyl, would spraying or brushing/rolling be recommended?

I'm not a wholesaling expert so take this with a grain of salt, though I would think mailing to a zip code with high cash sales probably would mean that that area is pretty saturated with other wholesalers/ investors as well, so I imagine competition via that strategy may be pretty tough.  

That agent has a fiduciary obligation to the SELLER, which puts them in direct opposition to your interests.While no licensed agent should ever misrepresent anything, you should be taking everything he tells you with a large dose of salt. 

Take this all with a grain of salt but I guess this is how I have handled my agent relationships.

I find that in general, Zestimates are usually within about +/- 30% of the actual numbers so it may be held as a general guideline for *about* how much a house may be worth or rent for, but take it with a grain of salt for sure.Oak Park is in a good spot right now in terms of appreciation for the area, but I personally tend to be cautious about assuming any more than 3% annual appreciation. 3% has been the overall average appreciation across many decades, and any appreciation that ends up above and beyond what I assume is icing on the cake.

I called the guy running the ad, who said the boat had all its pieces, but they were scattered across his various investment properties in greater Salt Lake City.

No agent worth his salt can afford that nonsense.

Any home under 300k is gone quickly.Take what I say with a grain of salt, I only have experience in what Ive been looking at (which im pretty obsessed with).

They are a 1/3 of the price that most homes are selling for in Salt Lake, Utah, and Weber counties, but I wonder if they are worth the hassle.
