If you're quick to file your 2017 taxes in, let's say, 2018, then the minute your taxes are filed--boom, you now have 2 tax returns on "property B" and the loan underwriters will now consider it "self-supporting"... meaning you are no longer held responsible for paying "expense group A" AND "property B".

For me that would mean that the property would need to cash flow as a long term rental with a reasonable down payment as plan B and/or had a value add play to get a quick forced appreciation equity bump to sell at profit or cushion against a drop in prices as plan C ... and last I checked, this didn't seem to be easy to pull off in Big Bear (or nearly anywhere else in SoCal) at the moment ... doesn't mean it can't be done, just means it takes more skill, discipline, and hard work to get it done today with this safety cushion rather than forcing a deal which can quickly degenerate into gambling.

For example, i used to own a bunch of doubles in the black rock/riverside area, I was purchasing them for 40 to 45k, renting the units for 500 to 650, so all and all i was making 500 to 700 profit every month on a double.

Still, we even have our haters in Hawaii... and that just inspires me... people who will hate you because you're successful and wealthy; others hate because they think that house-flipping drives up the cost of real estate here (I don't buy that argument)....and women rock in this business!
