Hello BP community,I recently ran into this idea of a 1031 exchange on an underwater property and was hoping to find out more about how the process works along with the requirements for being able to do so.

@Josh Thomas Do you think a condo or a duplex is a better idea in the Ft.

This is pretty typical in value-add deals...not the strongest cash flow (sometimes none at all) in the first year and it ramps up from there.Funding capX out of cash flow is just a bad idea because the cash flow in the early years is already compromised due to the lower rents and if you don't have the money to do the improvements you never get out of the rut.There is another solution and that is to raise all the money in the beginning but don't call all of the capital at once. 

Many unsophisticated people were overtaxed, and  many people were buying undertaxed properties with no idea that taxes could potentially triple, which happened for some of them.

@Samantha Lotti I am a investor in Arkansas, but always enjoy networking with others and swapping ideas and strategies.

@Stephen Waldroup I know you haven't seen the property as of yet but do you have any idea of the condition of the big ticket cap ex items like furnaces, roof, windows, etc?
