Are there any benefits or incentives to our church maintaining the building and partnering with someone to do something creative with it such as a rental to low income/unhoused, food pantry, stoarge, etc? 

I'm using 8 checking accounts and a savings account to manage my rentals plus 1 additional account to manage any rehab projects.

Also, if you plan on doing rentals down the line, you could use non-conventional programs like DSCR that doesn't restrict you by DTI.

Also, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

The rentals of those LLCs run very well.

Still, we would love to open a place with a little bit of everything we love from each venue.It seems to be profitable but we’re not in a place where it makes sense for us (yet) because we’re focused on further building our rental portfolios to be able to comfortably afford the land, building, and equipment we need to operate at a high level.
