If they are paying and the dogs are not destructive then I might let it go if they continue to pay rentOtherwise I'd ask them to leave and if they do not leave then proceed with eviction and keep an eye to see if they abandon the property before the court dateI'd also ask them to get rid of the pets if they are destructive and if they don't then post a cure or quitIf the person living at unit 1 has no lease and the tenant cannot be reached then you might be able to get them removed for trespassing

I will caution you that sometimes you'll find an estimate WAY off at one of the sites (I had 4 sites say a house was around $120k and the 5th side $420k) - just remove that one from your averages.For the sake of examples, let's use the numbers you have ($65k & $80k).
