From what I know, they all provide similar quality in terms of rehab (doesn't mean you can skip your DD). 

For the BRRR method, the idea is to buy for cash, rehab, rent, and refinance out. 

I've had great success working with out of state investors such as yourself utilizing the BRRRR method here in Memphis.
