Cash flow is certainly one of them, and that will increase over time until the mortgage is paid off which would then be pure cash flow.However, one of the biggest benefits of owning rental property is the fact that your tenant is paying off the mortgage for you.

Hey Barry, The purpose of adding back the principal payments is that you are going from an analysis on a purely "cash flow" basis to a "Net Income" basis.
