Remember to always do the math analysis on your prospects and try to look at them before you make an offer or at least have a clause in the sales contract that allows you some time (usually about 15 days) to inspect the property and possibly back out of the deal without aa penalty you can afford to lose.Right after you close, get an insurance policy that will protect you if there is a loss.

Naturally you like the higher rent this prospect offered, but I wonder if you should advertise the unit at a higher rent -- perhaps $1700 is below market -- and wait for a stronger tenant (without a dog and three teenage sons).

For the second tenant I had a lawyer draft an Early Termination Fee clause as the then prospective tenant casually mentioned he may not stay the entire 12 month term.

The typical Team members in the primary basis are Attornies, real estate Agents, CPA's (or accountants), Inspectors, General Conteactors, and Handymen.Always make sure you do the math anaysis and try to look at your prospect properties before you make an offer or at least have a clause in the sales contract that allows you some time (usually about 15 days) to do an inspection of the subject property and possibly back out of the deal without a penalty that won't hurt you.

Right now, I've been prospecting FSBO's and some have told me that they have no problem selling their home whether it's on the MLS or not.
