Will you put together a proposal that outlines what you provide in each phase, the deliverables, and the cost per phase as well as a total for the project?

What zones have been proposed?  

(Insurance departments in several states have put some restrictions on that process due to abuses by contractors in that area).You should have the contactor(s) you will use review the property and the insurance companies proposed payout to make sure they can do the work for that amount. 

The proposed Lender for the OTHER 70% may say: No, the 30% deposit must NOT be borrowed!

It is not unusual for a GC to deal with the Insurance company, but you want to make sure that the proposed specific scope of work repairs and work actually done is both documented, necessary and fully approved in writing for payment by the insurance company prior to starting work.

If you are able to come to an agreement with a realtor/investor, you still need to be aware of the legislation/bylaws your city has in place, and more importantly, how rigorously they're enforced.  

If we understood the implications of these tax proposals, we'd be more apt to get involved politically by contacting our legislators and expressing our interests. 

Here's my question: what wording (if any) needs to be in the contract for the buyer and myself to be protected assuming the insurance company renigs and doesn't pay their proposed amount?
