@Bradley Scruggs my best advice is to go to the town and talk to the folks in planning and zoning, attend town meetings (especially zoning board meetings if possible), and familiarize yourself with the town's comprehensive plan (which literally lays out their priorities for the next decade), and read parts of the zoning code that would apply to the project you'd want to get approval on.You are also likely to get a lot more traction in any proposed development, if you are willing to make one or more units restricted to "affordable" income limitations.
