Finding any one book or source that "tells all" is hard to come by...Wholesale - As far as doing wholesale deals, typically these you would sell or flip the “contract” to another investor or buyer and they would need to get financing.

The real estate market has been booming here over the past several years due to Las Cruces receiving nationwide recognition from such distinguished sources as Forbes/Milken Institute, Money Magazine, USA Today, Inc., Where to Retire.

There are quite a few HML rehab programs that will lend you 100% of the purchase price + cost of repair + closing costs (and in some cases, allow you to roll in the mortgage payments) assuming that the sum total doesn't exceed the ARV allowance of the program.

Gotta be realistic with sources you're pursuing, for me REO's and Private lenders have worked but the quantity of contracts that I thrown out there has been a lot, basically like fishing.
